EAM vs CMMS vs APM vs EHS

Four overlapping classes. A computerized maintenance management system (CMMS) is day-to-day maintenance execution. EAM software is life-cycle register plus enterprise integration; most EAM products include CMMS capabilities. Asset performance management (APM) is a market label for condition, risk and remaining-life intelligence that feeds work — not an ISO product class. Environment, health and safety (EHS) in the standards sense is a neighbouring management-system family (ISO 45001 for occupational health and safety; ISO 14001 for environment) that intersects the work order at permit-to-work, lockout/tagout (LOTO) and incident records. Do not collapse them.89212627

APM, computer-aided facility management (CAFM), integrated workplace management system (IWMS) and ERP are market labels. No ISO/IEC/IAM/GFMAM document fetched for this pack defines those acronyms as product classes.328

GFMAM’s Maintenance Framework (2nd ed., Feb 2021) lists CMMS, EAM systems, ERP systems, APM systems, asset-investment-planning (AIP) systems, condition-monitoring databases, inventory and operational historians as distinct artefacts — a set, not a stack that collapses into one product. 2.2 CMMS

NASA NPR 8831.2F Appendix A (fetched 28 Aug 2026):

Computerized Maintenance Management System (CMMS). A set of computer software modules and equipment databases containing facility data with the capability to process the data for facilities maintenance management functions.

Typical functions listed there: facility/equipment inventory; history; work input control; job estimating; work scheduling and tracking; preventive and predictive maintenance; facility inspection and assessment; materials management; utilities management; corrective maintenance and repair.22

Chapter 6 of the same NPR makes a CMMS mandatory at NASA Centers, names essential functions (inventory; work input, control and scheduling; reliability-centred maintenance / PM and predictive testing & inspection schedules; history), and requires interfaces to financial accounting (NASA names SAP). Optional modules include Environment (permits, hazmat) and space / CADD / GIS / BIM. That optional “Environment” module is software for permits and hazardous materials, not ISO 14001 or ISO 45001 certification.34

EN 13306:2017 (Maintenance — Maintenance terminology, CEN/TC 319) is the usual European vocabulary for maintenance types (preventive including predetermined and condition-based; corrective after fault recognition). It is a terminology standard, not a software class. Software-only maintenance is outside its scope. Catalogue via BSI / SIS; text paywalled.35

2.3 EAM software versus CMMS

IBM Think (vendor, fetched 28 Aug 2026), restated without the product close:

SAP’s FAQ (vendor): a CMMS “allows asset-intensive industries to focus on driving asset uptime”; an EAM system “enables asset-intensive industries to manage the lifecycle of physical assets including capital planning, procurement, installation, performance, maintenance, compliance, risk management, and asset disposal.”20

Fiix (Rockwell Automation, vendor explainer): both help with asset-lifecycle management; the difference is which part of the life each manages. Using a conveyor as the example, EAM covers most steps from purchase/design through disposal and is used for asset tracking and cost/performance data; a CMMS is “used almost exclusively for the maintenance management portion” — inspections, requests, failures, audit logs, parts.36

Octave FAQ (vendor): a CMMS “is designed to manage maintenance tasks like work orders, preventive schedules and spare parts”; EAM “goes further, managing the full lifecycle of assets — from acquisition to retirement,” plus budgeting, inventory, procurement and compliance.21

Gartner Peer Insights (June 2026 update) treats CMMS as an alternative term “generally considered to be small-scale, single-site applications with less functionality around parts management and resource scheduling.”8

Practice in 2025–2026. The line is blurry. Cloud CMMS vendors market light EAM; large suites still sell “CMMS” entry SKUs (for example Maximo Essentials, introduced in Maximo Application Suite 8.11 — product fact, not a ranking).37 Fit is system-of-record versus technician-execution, ERP gravity, and asset class — not a score.

2.4 APM (market label; map to ISO 17359 / 13374 / 13381)

No ISO, IEC, IAM or GFMAM document fetched here defines “asset performance management” as a product class.28

Octave’s FAQ (vendor, labelled) is representative of how vendors draw the split: EAM is the system of execution (work orders, inspections, inventory); APM is the system of intelligence (risk, condition, analytics) that uses advanced analytics, real-time monitoring and predictive models to anticipate failures and optimise maintenance strategies.21 Several vendors sell both on one platform (IBM Maximo, IFS, Octave Attune EAM + APM, SAP Asset Performance Management) — product-class observation, not an ISO identity and not a ranking.213839

The honest technical stand-in for “performance / condition-based maintenance / remaining useful life” is the ISO/TC 108/SC 5 cluster, cited at catalogue level only:

ISO 13374-2:2007 (reference information and processing models for open CM&D architecture) finished its systematic review on 3 Sep 2026 (stage 90.60, close of review). As of 5 Oct 2026 ISO had not recorded whether it will be confirmed or revised; do not assume a 2026 replacement.40

Predictive maintenance (PdM) sits here: analytics or condition used to forecast remaining useful life and trigger work. It is not a synonym for preventive maintenance (PM). EN 13306 treats condition-based work as a preventive family (planned, not reactive); PdM is industry usage for the prognostic step.3519 GFMAM Landscape subject 6.3 (Integrated Reliability) is the Landscape home for reliability through life; it is a subject of the discipline, not a software SKU.6

Do not define APM from GE, IBM or consultancy blogs.

2.5 EHS as a neighbouring management-system family

Occupational health and safety. ISO 45001:2018, Occupational health and safety management systems — Requirements with guidance for use, is the OH&S management-system (OH&SMS) requirements standard. Catalogue: published 2018-03, last reviewed and confirmed in 2024, therefore still current; stage 90.92 (to be revised); expected to be replaced by ISO/DIS 45001. Do not treat 2018 as withdrawn.26

ISO 45001:2018/Amd 1:2024 (Amendment 1: Climate action changes) is published (catalogue https://www.iso.org/standard/88428.html; effective Feb 2024 on secondary records). It is an amendment to the 2018 edition, not a new OH&S standard.41

ISO/DIS 45001 entered a 12-week DIS ballot on 16 Jun 2026 (ISO/TC 283 news, 18 Jun 2026). The ISO catalogue records close of voting on 9 Sep 2026 (stage 40.60).43 TC 283’s “9 August 2026” reads as a day/month slip for 9/8 (8–9 Sep), which matches 12 weeks. As of 5 Oct 2026 the catalogue shows no DIS-approval (40.99) or FDIS stage, and no successor edition is published. Secondary commentary (e.g. DNV) projects a 2027 edition; that is not a catalogue fact. ISO 45001:2018 (with Amd 1:2024) remains the published requirements document.422641

Environment. ISO.org news 15 April 2026: ISO 14001:2026, Environmental management systems — Requirements with guidance for use, is published (edition 4). ISO 14001:2015 is withdrawn (stage 95.99); the 2015 catalogue page states “New version available: ISO 14001:2026.”2732

Numeric catalogue ID for ISO 14001:2026 is not confirmed as a `/standard/NNNNN.html` record. ISO.org’s landing URL `https://www.iso.org/standard/14001` is a marketing path, not a numeric catalogue ID. Cite the news page and the 2015 withdrawn record; do not invent a 2026 standard number.273228

PAS 55-1:2008’s BSI product page historically listed correspondence to OHSAS 18001, ISO 14001 and ISO 9001. That is a withdrawn-specification annex, useful historically, not a current mapping of EAM software to those MSS.13

EHS software is not the MSS. Certification is of the organisation’s OH&S or environmental management system. IBM Think listing “EHS applications” inside typical EAM scope is a vendor product-class claim.9 NASA’s optional CMMS Environment functions are permit/hazmat features in a facilities system.34 Dedicated EHS platforms remain a separate buy. This chapter does not map the EHS software market and does not rank vendors.

2.6 The join: permit-to-work and lockout/tagout on the work order

The operational intersection is not “EHS module = ISO 45001.” It is whether hazardous work cannot start until the permit and isolations that govern that work order are in force, and whether incidents and near misses can be linked back to the asset and the job.

Lockout/tagout (LOTO). In US general industry, OSHA 29 CFR 1910.147 (The control of hazardous energy (lockout/tagout)) covers servicing and maintenance where unexpected energisation, start-up or release of stored energy could injure employees. It requires an energy-control program and procedures for affixing lockout or tagout devices to energy-isolating devices. This is a regulatory performance standard, not an EAM feature list, and it is jurisdiction-specific (US). Other jurisdictions have their own isolation rules; do not globalise 1910.147.43

Permit-to-work. A written authorisation that defines the work, responsibilities, time frame and applicable safety requirements, such that work cannot start until required conditions are met. SAP’s S/4HANA Cloud Private Edition 2025 Feature Scope Description (vendor product documentation) describes work permits, safety certificates, and isolation / LOTO via isolation certificates in those terms — product documentation of the join, not ISO 45001.44

Where the join fails: permits live in a binder or a separate EHS app; isolations are verbal; the work order closes without recording that the permit was valid; incidents never hit the asset record. The AMS and the OH&SMS can both be “certified” on paper while the technician still opens a live bus.

2.7 2026 product notes — examples of the join, not a ranking

These are illustrations that vendors now bind safety authorisation to the task. They are not a landscape, a score, or a recommendation. Dedicated EHS suites are out of scope.
