Platform landscape

The 2026 EAM / CMMS market is two overlapping product classes, not a ranked list: enterprise suites bought as the maintenance system of record (often enterprise-resource-planning (ERP) adjacent), and cloud CMMS-first products bought first for technician adoption and software-as-a-service (SaaS) go-live. Buyers and analysts mix the labels freely. Cloud CMMS vendors market light EAM; large suites still sell “CMMS” entry stock-keeping units (SKUs).1234

Three structural facts matter more than feature tables. First, Infor EAM is not a current product name. The line is Octave Attune EAM after Hexagon completed the spin-off of Octave Intelligence plc on 22 May 2026 (Nasdaq New York OCTV; Nasdaq Stockholm OCTV SDB). Hexagon states it has no continuing ownership interest.567 Second, assistants that draft or classify work moved from copilot demos into 2026 release notes on both sides of the split (IBM Maximo Application Suite 9.2, 25 June 2026; IFS Cloud 26R1; several cloud CMMS assistants). Treat vendor accuracy claims as vendor claims: none of the primary pages retrieved for this pack publish an independent accuracy audit.8910 Third, analyst coverage bifurcated. Verdantix’s inaugural Green Quadrant: Industrial CMMS (2025) maps nineteen cloud/mobile CMMS vendors and names seven that “demonstrated the most comprehensive CMMS capabilities.” IDC published two MarketScape studies of AI-enabled asset-intensive EAM. A current Gartner Magic Quadrant for EAM for 2026 was not located as a primary Gartner document; this chapter does not invent quadrant placements.111213141

This chapter is a landscape. Fit is system-of-record versus technician-execution, ERP gravity, and asset class — not a score.

7.1 Two product classes

Gartner Peer Insights (Enterprise Asset Management Software market, page updated June 2026) treats EAM software as a transactional workflow system for inspections, maintenance and repair of industrial plant and equipment, used mostly by asset-intensive industries, and notes that CMMS is “an alternative term… generally considered to be small-scale, single-site applications with less functionality around parts management and resource scheduling.” SAP, Octave, Fiix and UpKeep publish similar splits, with EAM covering more of the life cycle and CMMS covering day-to-day work execution.123415

The classes overlap. IBM appears in Verdantix’s industrial-CMMS set and sells Maximo Application Suite as an enterprise system of record. ServiceNow sells “Enterprise Asset Management” on the Now Platform with information-technology asset management / information-technology service management (ITAM/ITSM) gravity, and is a Leader in Verdantix’s commercial buildings CMMS study — a different buyer from industrial plant.11121617

APM remains adjacent, not identical. Octave’s product frequently-asked-questions (FAQ) page (vendor, labelled): EAM is the system of execution (work orders, inspections, inventory); APM is the system of intelligence (risk, condition, analytics). Several vendors sell both on one platform (IBM Maximo, IFS, Octave Attune EAM + APM, SAP Asset Performance Management) — a product-class observation, not a ranking and not an ISO identity.38182

7.2 What changed by late 2026

Ownership of the old Infor EAM line moved twice. Hexagon acquired Infor’s EAM business in October 2021 and sold it as HxGN EAM. Hexagon’s annual general meeting on 24 April 2026 resolved the distribution of Octave Intelligence plc; the record date was 22 May 2026. Octave holds the former Asset Lifecycle Intelligence, Safety/Infrastructure & Geospatial, ETQ and Bricsys businesses; Hexagon’s investor-relations page states Hexagon has no continuing ownership. Octave’s own FAQ: “Attune EAM is the updated, rebranded version of HxGN EAM… core functionality and performance remain consistent.” Infor still sells industry CloudSuites (ERP on Amazon Web Services); it does not currently market a standalone EAM product under the name “Infor EAM.” Historical Infor OS / ION integration to the installed EAM base may still exist; the product owner is Octave.56719

AI moved into release notes. IBM Maximo Application Suite (MAS) 9.2, announced 25 June 2026, adds Condition Insight, Maximo Assistant on Mobile, a Model Context Protocol (MCP) Server so customers can attach their own agents to Maximo Manage application programming interfaces (APIs), plus mobile PTW and AI-assisted incident classification.8 IFS Cloud 26R1 (May 2026 fact sheet; product blog 30 June 2026) binds permit-to-work and isolation orders to the work tasks they govern and extends Copilot into failure modes, effects and criticality analysis (FMECA).920 Fiix shipped MAX (conversational assistant) and Asset Health with Augury in 2026 (vendor). Almost every cloud CMMS in this map now ships an assistant. Treat “agentic” as a 2026 marketing cluster, not a completed operating model, and treat numeric accuracy claims as vendor claims.102115

Analyst coverage split. Verdantix industrial CMMS 2025 is the cleanest public map of the cloud/mobile CMMS tier. IDC’s MarketScapes cover AI-enabled asset-intensive EAM (worldwide 2025–2026, and manufacturing 2026). Gartner Peer Insights for the EAM software market is live (user reviews, not a Magic Quadrant). IFS, as a vendor, cites Gartner Market Share: Enterprise Software, Worldwide, 2024 for EAM-segment share and a 2025 Peer Insights Voice of the Customer “Customers’ Choice.” Those last two are vendor-cited Gartner research; the underlying tables were not pulled independently for this pack.111314122

Catch-up: MaintainX ownership. Autodesk completed its acquisition of MaintainX on 3 Aug 2026 (Autodesk News). Brand may still appear as MaintainX; ownership is Autodesk / AOS.37

7.3 Analyst coverage — cite the named study

Cite the named study, not a blog that paraphrases it. Vendor press quoting an analyst is marked as such. No scores are restated here.

Verdantix, 25 June 2025. Inaugural industrial-CMMS Green Quadrant. Methodology (Verdantix): live briefings, customer interviews, a 102-point questionnaire, twelve capability and nine momentum categories. Scope: nineteen vendors selected for mobile-first, cloud-native CMMS.1112

Actively participating (Verdantix): Accruent, Brightly Software, eMaint, Eptura, Fiix by Rockwell Automation, Fracttal, IBM, Limble, MaintainX, MaintMaster, MEX by TMA Systems, MVP One, PEMAC, Pragma, Redlist, ShireSystem by Elecosoft, UpKeep. Invited but did not actively participate: Siveco Group, SSG Insight from Aptean.12

Vendors Verdantix says demonstrated the most comprehensive CMMS capabilities: Brightly Software, eMaint, Eptura, Fiix by Rockwell Automation, IBM, Limble, MaintainX.1112

UpKeep was evaluated (Verdantix overview language: “robust CMMS capabilities with a mobile-first approach”) and is not in that seven.1215

Verdantix’s own market reading (not a ranking of ERP-native EAM): a “bifurcated market” in which large vendors lead on scale and integration for asset-intensive industries, while smaller CMMS-first platforms attract mid-market buyers on usability, AI and cost. Drivers named: skills shortages, downtime cost, shift from paper to AI-assisted work.11

Not in this study, by Verdantix’s scope choice: SAP S/4HANA Asset Management, Oracle Fusion Cloud Maintenance, IFS Cloud EAM, Octave/HxGN EAM as standalone EAM suites. Absence is not a quality judgment.12

Verdantix separately published Green Quadrant: Enterprise Asset Management Software 2024 (8 Oct 2024; fact-based comparison of 14 enterprise EAM software providers). Placements are not reproduced here. No 2026 Verdantix Green Quadrant for industrial CMMS or EAM was located as of 5 Oct 2026.39

Verdantix also published Green Quadrant: Commercial Buildings CMMS (2025). Leaders on that report page include Planon, MaintainX, IBM, Limble, Infraspeak, Nuvolo, ServiceNow and Facilio. That is buildings / workplace, not industrial plant. Do not mix the two quadrants, and do not treat a buildings Leader as an industrial-plant ranking.16

7.4 Enterprise suites (system of record)

These products are bought as the maintenance system of record for large, often regulated, multi-site asset bases. Implementation is a programme. Cloud versus on-premises / hybrid is a live migration issue for every incumbent except Oracle Fusion Cloud Maintenance (cloud-native) and the newer SaaS SKUs.

IBM’s unified asset and facilities suite: EAM, APM, asset investment planning, inspections, field service, health, safety and environment (HSE). Sold as client-managed software or SaaS, licensed in AppPoints. Industry pages: manufacturing, energy and utilities, oil and gas, travel and transportation, government; plus asset-class packs (real estate/facilities, renewables, IT, data centres).18

Current line. The product page positions MAS as one place for maintenance, inspections and reliability, with embedded AI. MAS 9.2, announced 25 June 2026 (vendor): Condition Insight (work orders + inspections + meters + reliability strategies); Maximo Assistant on Mobile; Visual Inspection with on-device inference; conversational scheduling; mobile permit-to-work and AI-assisted incident classification; retrieval-augmented generation (RAG) lease abstraction in Real Estate and Facilities; MCP Server so customers can attach their own agents to Maximo Manage APIs.8

Entry SKU. MAS 8.11 introduced Maximo Essentials SaaS for smaller teams as a migration on-ramp from point CMMS, with Standard and Premium above it. Scheduler, Calibration, Linear, and a reliability-centred maintenance (RCM) library were called out in 8.11 as closing gaps for legacy Maximo EAM users moving to the suite.26

Analyst hooks IBM publishes. Verdantix industrial CMMS 2025 (IBM among the seven “most comprehensive”); IDC MarketScape AI-enabled asset-intensive EAM 2025–2026 (IBM cites Leader). Both are named-study / vendor-cited hooks, not scores.112318

Buying implication (landscape, not a recommendation). Deep configuration, industry content, and a credit model that can add APM/AIP without a second product — at the cost of suite complexity and a non-trivial MAS migration for 7.6 / on-premises estates.

EAM as a line of business inside SAP S/4HANA and SAP Cloud ERP (public and private editions), not a standalone CMMS. SAP’s product page (vendor) groups: enterprise asset management (plan / schedule / execute), asset health and reliability (failure modes and effects analysis (FMEA) / RCM, AI-based remaining useful life), Business Network asset collaboration, field service, mobile. FAQ: EAM sits inside supply-chain / ERP; CMMS is the narrower uptime tool.2

2026 releases, SAP-authored. Cloud ERP 2602 introduced the Fiori Asset Overview app (unified functional-location + equipment hierarchy).2728 Private 2025 Feature Pack Stack 01 (FPS01) embeds lockout/tagout (isolation management) in S/4 Asset Management — already used in chapter 2 as an example of the PTW/LOTO join, not as a ranking.29

2608 direction — flagged. Public Edition 2608 highlights (SAP video / partner recap, not opened as SAP Help documentation for this draft): Asset Overview enhancements, Permit to Work flexible approvals, duplicate-notification controls, and an AI direction (Asset Operations Assistant / Asset & Service Assistant). Treat 2608 feature names as direction reported in 2026 recaps, not as a second SAP-authored primary equal to 2602.27

Buying implication. Default choice when finance, MRO procurement, plant-maintenance (PM) orders and settlement must share one SAP ledger. Weak as a “best of breed” for organisations not already on S/4. Intelligent Asset Management / APM and Field Service are adjacent SAP products, not automatically in the core EAM licence.2

Two products. Do not mix them.

What Octave publishes (vendor). Cloud EAM: asset hierarchies and risk, work orders, calibration, inventory/procurement, embedded AI assistant, mobile, 2D computer-aided design (CAD) / 3D digital twin. Vertical stories: fleet, facilities (ASHRAE), critical equipment / RCM, linear / geospatial. Sister products: Attune APM, Databridge Pro, InConcert Core (ex-HxGN SDx). Positioning versus ERP: best-of-breed EAM integrated to SAP / Oracle / etc., not a replacement ERP.3

Do not write “Infor EAM” as a current product. Infor CloudSuite is industry cloud ERP.19

IFS sells IFS Cloud EAM, IFS Ultimo (maintenance/safety; industrial, fleet, healthcare technology management), and Copperleaf (asset investment planning; IFS acquisition). Plus IFS.ai Operational Intelligence.32

Buying implication. Strongest when the buyer wants EAM + ERP + field service on one IFS Cloud data model (composability is the IFS pitch). Ultimo remains a separate product for certain verticals; Copperleaf is AIP, not a CMMS.32

EAM on the Now Platform: physical-asset life cycle from planning/acquisition through maintenance and retirement, inventory/stockrooms, work orders, model- or asset-based maintenance schedules (time, use, condition), field-service integration, role-based workspaces. 2026 product page (vendor): AI Agents orchestrating asset processes.33

Analyst hooks. ServiceNow publishes a Leader claim for the IDC MarketScape worldwide AI-enabled asset-intensive EAM 2025–2026 study (vendor-cited). Also a Leader in Verdantix Commercial Buildings CMMS 2025 (buildings, not industrial plant).1716

Buying implication. Attractive where ITAM/ITSM, facilities and industrial assets are being collapsed onto one workflow platform. Not a traditional plant CMMS; depth of linear assets, calibration, and heavy MRO should be validated against Maximo / SAP / IFS / Octave, not assumed from the Now brand.33

Microsoft Copilot-style conversational access also appears in Eptura’s 2026 story. Do not confuse the two vendors.2133

7.5 Cloud CMMS-first platforms

Verdantix’s 2025 industrial study is the cleanest public map of this tier. All seven “most comprehensive” names plus UpKeep (evaluated, not in that seven) are below. Vendor user-counts, list prices and partner badges are omitted (they date quickly and read as a pitch). Enterprise quotes vary.

MaintainX. Mobile-first CMMS/EAM for frontline work orders, PMs, inspections, parts, chat-on-the-work-order. Verdantix industrial CMMS 2025: among the seven most comprehensive; also a Leader in the commercial-buildings Green Quadrant 2025. AI (vendor): troubleshooting from manuals/history, natural-language reporting, anomaly / labour estimates. Autodesk completed its acquisition of MaintainX on 3 Aug 2026; brand may still appear as MaintainX; ownership is Autodesk / AOS.34111637

Technician-first cloud CMMS: work orders, PM by time/usage/condition, QR-coded assets, inventory. Lists native ERP connectors (SAP S/4HANA, NetSuite, Microsoft Dynamics 365 Business Central, QuickBooks) and IoT (Augury, AssetWatch, VibeCloud, Monnit, AVEVA) — vendor connector list, not an integration test. CMMS and EAM from Fluke: work, PM, multi-site/multi-language, audit trail and electronic signatures, offline mobile. Differentiator Fluke publishes: connected reliability with Fluke industrial Internet of Things (IIoT) vibration sensors and eMaint Condition Monitoring; ERP / supervisory control and data acquisition (SCADA) / programmable-logic-controller (PLC) / building-management-system (BMS) integrations. Cloud CMMS (work, assets, inventory, mobile, Integration Hub) plus a 2026 AI stack (vendor): Fiix MAX (conversational assistant trained on tenant CMMS data + Fiix help), Fiix Foresight (Parts Forecaster, Asset Insights, Work Order Insights — Foresight dated 2022 on the AI page), Fiix Asset Health with Augury (2026 partnership; wireless sensors). FactoryTalk Optix for machine data. Verdantix 2025: among the seven most comprehensive. Natural fit when the plant is already Rockwell / Allen-Bradley; not limited to that stack.41011

Cloud EAM/CMMS on the Eptura workplace platform (Microsoft Azure). Vendor FAQ: “EAM built to scale” — CMMS simplicity plus life cycle, inventory, purchasing, condition monitoring, multi-site governance. 2026 product notes (vendor): Eptura Assistant for Maintenance (conversational AI in Microsoft Copilot on live work-order / asset / schedule data), redesigned mobile, fleet telematics. Eptura separately announced Leader in the 2026 Gartner Magic Quadrant for Workplace Experience Applications. That is WEX, not EAM.25

Mobile CMMS expanding into an “asset operations platform” (vendor): Maintenance, Safety/EHS, Learn, Edge sensors, Fleet, Inventory, plus additional apps (Production, Quality, Procurement, etc.) on one data model. Nova AI: work-order generation, custom apps, voice. Verdantix 2025: evaluated, not in the seven “most comprehensive.”1512

7.7 Diligence questions (not a scorecard)

Use these as questions, not a matrix with made-up weights. No scores.

  1. System of record versus system of execution. If work, costs and asset hierarchy must feed the general ledger and regulatory plant books, start diligence with SAP / Oracle Fusion / IFS Cloud / Maximo / Attune. If the pain is technician adoption and PM compliance, start with MaintainX / Limble / UpKeep / Fiix / eMaint and plan the ERP interface.121830323
  2. ERP gravity. SAP-centric and Oracle-Fusion-centric estates pay a tax for best-of-breed EAM (integration + two masters). IFS sells the opposite (one cloud). Maximo and Attune assume integration.23032183
  3. Asset class. Linear + GIS (utilities, roads, rail): Maximo Linear, SAP Geographical Enablement, Attune geospatial, Siemens Confirm.
